BINSR & Home Inspection Repairs for Arizona Real Estate Transactions

Send us the inspection report. We handle the heating, cooling, plumbing and electrical items, schedule around your closing date, and hand back an itemized invoice the whole transaction can rely on.

Published Updated

In Arizona real estate, the BINSR is the Buyer's Inspection Notice and Seller's Response. After the home inspection, the buyer lists the repairs they want; the seller agrees, declines or counters. Once both sides sign off, the agreed repairs usually have to be completed by a licensed contractor before closing, with proof for the file. That's a tight window, and it's exactly where we fit.

Binzr Broz brings three licensed trades to one repair list. Instead of coordinating an HVAC company, a plumber and an electrician, you make one call, we scope the items from the report, and one crew works the list.

What we handle

  • HVAC: units not cooling or heating, failed capacitors, condensate issues, missing service or maintenance, thermostat and airflow problems
  • Plumbing: leaks under sinks, water heater strapping and venting, missing shut-off valves, corroded supply lines, running toilets, hose bibs
  • Electrical: GFCI protection, double-tapped breakers, open junction boxes, ungrounded outlets, missing covers, panel concerns
  • Pre-listing fixes so items never make it onto the report
  • Post-inspection items for buyers who take a credit and handle repairs after closing
  • Itemized invoices describing each completed item for the transaction file

How it works around a closing

  • 1. Send the report. Email it, attach it to the form on our contact page, or text a photo of the BINSR. Tell us the closing date.
  • 2. We scope the items. We identify the HVAC, plumbing and electrical items and, if needed, visit the property to confirm what's really there.
  • 3. You get a clear estimate. Item by item, so buyer and seller can see what's being agreed to.
  • 4. We schedule around the deadline. Repairs are completed before the date in the contract, not after.
  • 5. Documentation for the file. An itemized invoice of completed work, ready for the agent, the title company and the lender.

Questions we get a lot

Frequently asked questions

Can you do only the items that were agreed on the BINSR?

Yes. We'll scope exactly the agreed items and quote them separately. If we notice something else while we're there, we'll mention it, but nothing gets added without approval.

Do you provide documentation for the transaction?

Yes. Every job closes with an itemized invoice listing each completed repair. Agents and title companies use it as proof of completion for the file.

How quickly can inspection repairs be completed?

It depends on the items and on parts, but we schedule around the closing date and the sooner we see the report, the more room everyone has. Call (480) 493-0706 as soon as the BINSR is signed.

Who do you work with on a transaction?

Real estate agents on both sides, home inspectors who refer us, title and escrow officers who need completion proof, and the buyers and sellers themselves. Property managers and investors use us for turnovers too.

Next step

Get an actual estimate, not a guess

Every home and every job is different, so we don't quote from a web page. Contact Binzr Broz to have someone come out, review and discuss the work with you, and give you an actual estimate for what you're looking to have done.

Need service now?

24/7 emergency service on the same number as routine calls.
